    The process is more straightforward than most NRIs expect. Here's exactly what's involved, without the jargon.

    Confirm your eligibility

    Any NRI, OCI, or PIO can purchase residential property in India — no special government approval needed. This is governed by FEMA (Foreign Exchange Management Act). Agricultural land is excluded, but all residential apartments and floors qualify.

    Open an NRO / NRE account

    Funds for the purchase must route through an NRO or NRE account with an Indian bank. If you don't have one, Rashmi can point you to a trusted NRI banking desk — most major banks (SBI, HDFC, ICICI) have dedicated NRI services and can onboard you remotely.

    Secure financing (if needed)

    Indian banks actively lend to NRIs. Home loan EMIs must be serviced from your NRE/NRO/FCNR account. Loan-to-value ratios are similar to resident Indians (up to 75–80%). Rashmi can connect you with NRI home loan advisors who handle the paperwork end-to-end.

    Stamp duty in Haryana is 5% (women buyers: 3%). Registration charges are 0.5%. Both can be completed via PoA remotely. TDS of 1% applies on purchases above ₹50L (paid by you as the buyer and deposited with the government). Rashmi walks you through the exact amounts before you sign.

    Can I repatriate the sale proceeds if I sell later?
    Yes. Up to USD 1 million per financial year can be repatriated from the NRO account after paying applicable taxes. Amount received via NRE funds can be repatriated freely. Proper documentation (Form 15CA/15CB from a CA) is required. Rashmi works with advisors who handle this.
    What TDS applies when I buy?
    As the buyer, you deduct 1% TDS on any purchase above ₹50L and deposit it with the Income Tax department. When you eventually sell, TDS of 20–22.88% is deducted by the buyer on your sale consideration (long-term capital gains). Lower Deduction Certificates can reduce this at the time of sale.
    Do I need to visit India to complete the purchase?

    Can I get a home loan from an Indian bank?
