What NCRTC actually set in motion.
This is the Delhi-Gurugram-Shahjahanpur-Neemrana-Behror corridor, part of the larger 164 km Delhi-Alwar RRTS line under the Namo Bharat brand. It's built by the National Capital Region Transport Corporation, a joint venture of the Centre and the Delhi, Haryana, and Rajasthan governments.
According to NCRTC's revised Detailed Project Report, sent to the Haryana government in May 2025 and reported by Hindustan Times that June, civil construction on the roughly 105 km Sarai Kale Khan to SNB stretch (the section that runs through Gurugram) is slated for August 2026 to August 2030. Commissioning is targeted for November 2031.
NCRTC floated a tender in October 2025 to appoint a General Consultant, the owner's representative who will oversee design, quality, and inter-agency coordination for the next five years. Over 30 infrastructure and consultancy firms turned up for the pre-bid meeting. Road widening, geotechnical surveys, and utility shifting are already underway along parts of the alignment.
One clarification worth making up front: this is not the same project as the Gurugram Metro (the intracity line from Millennium City Centre to Cyber City, whose Phase 1 broke ground in September 2025). That's a separate, city-focused metro. The RRTS is a regional, high-speed line connecting Gurugram to Delhi and onward toward Rajasthan. Both matter for property buyers, but they're not interchangeable, and a lot of coverage online blurs them together.
Why a "cleared" project sat without visible work for three years.
Pre-construction activity in Gurugram, road widening and geotechnical work, first began back in May 2022 and wrapped by March 2023. Then the corridor went quiet from the outside. What was happening internally: NCRTC revised the DPR, folded in feedback from the Haryana government (including a request to keep provision for a future metro rail link along the same alignment), and restructured the execution timeline. That's the normal, unglamorous middle of a mega-project. It's also why "approved in 2018" and "construction starts in 2026" can both be true statements about the same corridor.
Five stations, three very different Gurugram markets.
The Gurugram stretch carries five stations: Cyber City, IFFCO Chowk, Rajiv Chowk, Hero Honda Chowk, and Kherki Daula. They don't all sit in the same kind of market, so the "RRTS coming" story means something different at each one.
This trio sits along Gurugram's original luxury spine, Golf Course Road and MG Road. Delhi Metro's Yellow Line already serves this stretch. RRTS adds a second, faster line straight into central Delhi, running alongside an already mature, high-priced market rather than opening up a new one.
This one's genuinely interesting: it's also a planned interchange with the under- construction Gurugram Metro's Phase 1 line. If both projects land on schedule, this becomes one of the few points in the city with two rail systems crossing.
Kherki Daula sits at the NH-48 end of Dwarka Expressway, the corridor that's already returned roughly 154% over five years (see our Dwarka Expressway price trends guide for the sector-wise breakdown). A confirmed RRTS station at the expressway's southern gateway is a second connectivity layer on a corridor that's already the city's most talked-about, not a first spark for an unproven one.
What Delhi-Meerut tells you about what to expect, and when.
The Delhi-Meerut RRTS is the same Namo Bharat system, further along. It's the closest real precedent for how this corridor might play out once tracks are actually running.

Golf Course Road and MG Road don't need this line to justify a purchase; they're already priced like mature markets.
